Initial Consult & Project Brief

An initial consultation provides clients with the opportunity to discuss their project, share design ideas, and assess the scope of services without incurring any upfront costs. Whether conducted in person or via an online platform, this meeting is capped at 1 hour, providing us with the necessary information to develop a fee quote for your consideration.

Concept Design
​
Develop the initial design concept for the project. This includes site analysis, zoning, code analysis and schematic design. Determine the optimal approval pathway, choosing between complying development or a development application.

Development Application
​
Refine the design concept into a comprehensive set of plans for council assessment. This includes preparing floor plans, elevations, sections, and other drawings, as well as specifying external materials and finishes. Submit the Development Application drawings to council for assessment.

Complying Development Application
​
Refine the design concept into a complete set of plans, encompassing floor plans, elevations, sections, and various drawings while specifying external materials and finishes. Produce construction documents and standard specification. Submit the Complying Development drawings to a private certifier for assessment.

Complying Development offers a streamlined approval for projects meeting preset standards, bypassing the full development application (no council) & construction certificate process. CDC offers a faster approval pathway, which we prioritise and usually explore first.

Construction Certificate Documentation
​
Generate construction documents, comprising of construction drawings, standard specifications, and schedules. Typically, we consolidate our Development Application (DA) and Construction Certificate (CC) drawings into a single package to expedite the design process. Submit the construction certificate application to a private certifier for assessment.

What are our design fees?Each design project is unique, and as such, we tailor pricing to fit your specific needs. Our design fees are competitive, and we offer a complimentary initial design consultation either in person or online, depending on the location of your project. Following this consultation, we provide a detailed fee proposal outlining our charges. We firmly believe that investing in good design is crucial, especially considering the financial investment you're making in the build; it's essential to get it right!

Is my design project too small , and what kinds of projects do we undertake?Our portfolio features an extensive array of projects, ranging from residential alterations and additions, new houses, and multi-residential developments to duplexes, secondary dwellings/granny flats, sheds, decks, and select commercial ventures. Level of design drawings | servicesWe provide drawings for authority assessment that are suitable for builders to work from. Typically, we consolidate our Development Application (DA) and Construction Certificate (CC) drawings into a single package to expedite the design process. Detailed drawings, such as lighting layouts, are available upon request. Following the approval of construction drawings, we do not directly participate in the building or tendering process. However, we are happy to provide our preferred builder contacts and usually go for a sticky beak during the build!

How long does the design process take?The timeline varies from project to project. We prioritise working promptly and typically aim to commence your project within a week of the fee agreement being accepted. However, the timeframe is also influenced by the speed at which we receive design feedback from clients.

What is the typical timeframe for authority approval?When it comes to Development Application (DA) approval, Council timelines are unpredictable, as they fluctuate monthly due to staffing levels and demand. The approval timeline is also influenced by the complexity of the project. For Complying Development (CDC), we typically opt for a private certifier instead of going through the council. CDC offers a faster approval pathway, which we prioritise and usually explore first. In some cases, CDC approvals can be granted within two weeks. Construction Certificates (CC) are necessary following DA approval, and again, we usually engage a private certifier. CC approvals can sometimes be obtained within two weeks as well.

When should I contact a builder?As soon as possible! Builders can offer valuable feedback and cost-saving ideas, which are beneficial to consider during the conceptual stage. We are also happy to recommend some excellent builders upon request, so please don't hesitate to ask!

Should I involve an interior designer?The most successful projects often involve interior designers, as they can seamlessly integrate the entire design and alleviate the pressure on clients when making selections during the building process. If the budget allows, we highly recommend involving an interior designer!
